Tips for selling a house

I have decided to move and will be putting my house on the market soon. Aside from trying to keep the place spotless I was wondering what advice GD has to help people fall in love with my house. Scents, carefully placed objects, staging, the works.. What do you think will help my house stand out, and encourage people to consider this house above others?

Have a home inspection and appraisal done before putting it on the market. Start with a high selling price and use the phrase "willing to negotiate" and work your way down to the price you want to sell for....

Hide the bodies in the cellar

PUT WORK INTO IT! 25000$ worth of renovations can raise the value 100k+! Even small things like current bathrooms and modern touchs will touch a buyer!

Get rid of all knick knacks. Turn on every light. Fresh coat of paint. New flowers inside of house and outside.

If you have a yard, cut the grass and make it look friendly. Will be a hit if a family is checking the place out.

Get chocolate cookie smelling candles and before a showing, place and light them strategically around your house. Then actually bake pillsbury cookies for the potential home buyers.
If you or your partner are hot, be sure to flaunt it. People react more favorably about decisions they are about to make, if their last thought was something sexual. Even if it just merely crosses their mind. Still increases your odds of talking the buyer into it.

You gotta promote by saying good stuff. E.g its near a mall, a expressway or whatever. Then you gotta pretend someone else is interested in the house. So as to prevent them from cutting the price down too much.

Yes. Hire escorts to play your wife and friends. Don't get busted ones though. They have to be high class. Instead of remodeling, take the 25grand, and pay escorts and a camera crew. Kill two birds with one stone man! Escorts, and a tv show because doing that would be great tv.

Schedule multiple people to come look at the house at the same time. A few won't show up, but those that do will see the other people looking. You can create a sense of urgency and demand, and get a bidding war going. You might end up selling it for well above market price.

Paint most walls white, neutral colors are best for new houses do the new owners can either keep it or paint it easily

Don't list the house to high, might scare off potential buyers. Touch up paint around the house, find a good realtor possibly someone you know to maybe push the house a little more than they normally would if it was just another listing. Be ready to share taxes, water bill, electric, etc., so the new buyers have a good idea what monthly costs they can expect.
