How does turf income work?

Its a bit confusing. Sometimes when I create a turf it makes 8.2k before any upgrades but when I upgrade to 84 inf it only make 40k. Then another time when I make a new turf it also also 8.2k before upgrades and after upgrades it makes 52.2k

So how does it work?

It depends on how near u are to other ppl turfs. Once I had one that made 8k total. It's wAs where no one was
