One of my turfs (my 10th one) has the same influence as most of my others but has nearly double income.

I checked and it isn't got many turfs around it...

Any ideas?

I found that out the hard way. I added a turf close to one of my other turfs, and it showed higher values. So I torn down some well developed scattered turfs and bunched them all up and upgraded.

I think what happens, is because turf in areas with other players makes more money, you see that higher value initially. Then, the game recognizes that is really only one player and resets the values.

My move cost me about 5 million in game money, which really sucks.

And I was charged higher amount to initially build the turf. I don't know if I got that money back or not. I doubt it.
