"crowded"?

Hi,
ok, I started to notice, that turfs near to "crowded" areas get much (much!) more income.
Do you know what the game considers crowded? Must they be turfs of other players or do my own turfs count there, too? And if I build a turf in empty space, and later other turfs come close to it, does the income of this turf raise (since the area becomes more crowded)?
oes it make sense to found some turfs in empty spaces (cities) and wait until they get crowded, by myself or by others? Or is it better to lookout for an already populated area and build next to it?Thanxx a lot for your wise help :)

Ok it's based on the turf by other players. Income is decided by gow many different players have turf around you. Does it make sense to build in a less crowded area and wait till it gets crowded? If you're pretty sure your area is going to get crowded it could work out but I'd put at least a few turfs in the crowded area to get in on some of that big income now
