Turf should appreciate in value/income over time ot based on number of new turf added nearby by other players When turf is capped, the capper should have to pay for the appreciation. When it is sold, the seller would earn the appreciation income. This would help the little guy and the active turf planter. And would make for interesting speculation turf builds.

Seller/capper earns appreciation from when their ownership began, their "value basis".
Teardown=sale by the way, and a capper would pay the previous owner's appreciation to that owner. This provides that previous owner some value when they are capped to equal the equation of losing their turf.
Turf should also depreciate if other owners leave nearby area. Same teardown/cap rules would apply.

Turf already earn more in dense areas.
Capping turf is a hostile takeover so you wouldn't be giving the cappee any money.
Earning more over time is interesting though.

Capper paying cappee is maybe a little soft, maybe capper gets the appreciation. Idk. I get that there is value variance already based on density, but not related to teardown values. You buy a turf in an empty speculation location for $10k. If others build around that turf then that turf's value goes up when you tear down and/or over time. The longer you own it, and the more others build around it, the more it's worth. A year later if the build cost is $500k for an identical turf because of the new density, you would cash in that difference ($500k-$10k) plus a time based appreciation, if you were tear down. Today you are only getting value on upgrades when tear down.
Would make for interesting strategies on planting turf and capping depending on how the basis is passed.

While earning more over time is an interesting idea, it's rather complicated. I feel like I already spend a lot of time explaining the idea that you need 10 people in an area to make max income, etc.
Like Swagger said, we don't need the other 2 parts to the suggestion.

I would like some of my money back for the 'land' when I tear down a turf
Building in expensive areas can cost a significant amount of money for the land - most I have paid is about Β£70 million but have seen some of the bigger players buying land for near on Β£200 million
And then when they tear it down they Only get 1.7m for 86 inf turf - no return on the value of the land ππ
Maybe the next person who builds on that land should contribute to buying the land off the previous owner - say 10 mill to purchase the land - 5 m goes to previous owner and 5m to TW coffers
